261 Settlement Rd, Main Arm NSW 2482.

  • We are 45 – 50 minutes drive from either Gold Coast or Byron/Ballina airports, and 12 minutes from Mullumbimby. Settlement Rd is an un-sealed gravel road. You do not need a 4WD or SUV, but we recommend you navigate it slowly, especially if you are in a 2WD vehicle, or are arriving for the first time at night. Parts of the road, which is steep in parts, are very rough (scheduled to be graded early 2019). Do use GPS and/or Google/Apple maps entering 261 Settlement Rd Main Arm. 2 kms along Settlement road you will keep following the road at the large fig tree veering LEFT, the road then rises sharply. You’ve only got a few hundred metres before you will come across the property gate.

  • Two and a half kilometres along Settlement Road look out for an ‘Altitude 261’ sign on the left just in front an electronic gate and start of the concrete driveway.

  • Altitude 261 is secured with a KEYPAD access system on the main gate. ALWAYS contact us with your vehicle details and ETA prior to arrival and we will provide you with the current access code. The house is at the end of the 1km long concrete driveway.


  • Altitude 261 is bound by a number of council, state and federal planning laws for holiday accomodation and as such has a strict capacity of 14 ADULT GUESTS.

  • Additional visiting guests (for example of part of an arranged event) must be confirmed with us in advance of your arrival at Altitude 261.

  • Altitude 261 has a fee schedule for event visitors who are not included in the resident booking

  • Immediate termination of your booking may occur if you fail to inform Altitude 261 of the correct numbers for your group or any visitor arrivals not included in your booking.


  • Altitude 261 is presented to you professionally cleaned prior to your arrival.

  • Kitchen and laundry cleaning products are provided in both rooms.

  • Guests are expected to leave the property close to how it was presented to you when you arrived . A fee will be charged against your security bond if excessive cleaning is required (generally this means more than 8 hours of professional cleaning).

  • You can leave the linen in on the beds and in the bathrooms when you leave.

  • We do not use strong bleach so please assist us by removing waterproof makeup with wipes or tissues before using bath and bedroom linen. If linen is stained a replacement fee can apply.

  • Please use the bins provided for sanitary products and wipes.


  • Ensure all crockery and cutlery is washed and put away.

  • Please ensure the BBQ is returned as presented to you. BBQ cleaner and tools are provided.


  • Sound and music must be kept to a reasonable volume after 10:30pm.

  • Amplified outside music after 11PM is not permitted.


  • ALWAYS rinse in fresh water before using the spa.

  • Spa temperature should be set at 38 degrees and below.

  • When not in spa keep cover on.

  • ONLY use PUMP A and BLOWER button.

  • If you are arriving after 2PM please call, email or text with an ETA. We will meet you at the house for orientation. If possible we can offer to an earlier check in or later check out (both 2 hours) subject to availability at no additional charge. .

Audio Video System

Altitude 261 uses a SONOS whole house audio system.
Download the controller app before you arrive and take control of the system.

  • The lounge room as well as the master bedroom, and guest rooms 2 and 3 have wall mounted televisions, each with Netflix, Stan, Amazon, and Satellite Free-to-air Television.

  • NEVER change the configuration of the system. If you have specific requests please do not hesitate to contact us.


  • Internet access is available on an unprotected network and is a respectable “bush” speed of about 6Mbps down.

  • NBN coming soon.

  • NETWORK name is Altitude 261. Password is altitude.


  • As we only have rubbish and recycling collection once per fortnight you will need to take care of any excess that cannot be accommodated in the bins provided. A Fee is applicable of $120 if you cannot remove excess waste during your stay.

  • Always use bin-liners and never leave food scraps or rubbish outside even if bagged.

  • NEVER put any food scraps in the BUSH anywhere on the property.

  • Please don’t feed the wildlife.


  • Smoking is permitted outdoors on the property. NO smoking is permitted in any internal or enclosed area. Ashtrays MUST be used. Under no circumstance are ash or butts to be extinguished in or near the bush.

  • Any evidence of smoking in-doors will result in the full security bond being forfeited. Cigarette butts scrubbed out in the pot plants or gardens will result in $100 deduction from the security deposit.


  • If you are driving up or down the driveway please drive carefully and slowly. Often carpet snakes (which are harmless) doze on the driveway and on Settlement Rd. You will need to be a little patient as they often are very slow. Always stay safe and drive slowly.


  • Decorations or other items can be attached to trees, buildings or other fixed structures WITH EXPLICIT PERMISSION only. Party streamers, confetti, sparklers are permitted but MUST be disposed of afterwards.

  • Fireworks are not permitted at any point


  • Woolworths Mullumbimby is the largest Supermarket.

  • IGA Mullumbimby. Generally better for deli items.

  • Be sure to visit the Mullumbimby Farmers Market every Friday from 7am.
